Rio Point is a brand‑new apartment community ideally located in central Charlottesville at the intersection of John Warner Parkway and Rio Road East. Enjoy close proximity to the University of Virginia and Martha Jefferson Hospital, with the added bonus of being right next to the Butterfly Greenway Trail for easy access to nature. Our spacious, modern apartments offer seamless connectivity to Charlottesville’s top destinations, plus a short drive to an abundance of award‑winning local wineries—putting the best of the region right at your doorstep.
We are open Monday through Friday 9:00 AM to 6:00 PM and Saturdays through Sunday 10:00 AM to 5:00 PM. We look forward to speaking with you about our wonderful community!

We have wonderful indoor and outdoor amenities. Within our clubhouse; you'll find a welcoming resident lounge with a beverage and snack station, a game space for billiards and shuffle board with friends, an expansive fitness center with weights and cardio equipment, and a secure package room.
Outside on the grounds; you'll find a stunning resort style pool with gas grills on the deck, a large dog park for pets to explore, and an inviting park in the middle of the community to relax and play.
The Butterfly Greenway Trail is a scenic section of the John Warner Parkway Trail that offers an easy, peaceful place to enjoy nature. From our community, you can access the trail by turning left onto the sidewalk, which runs parallel to John Warner Parkway. Along some stretches, the road is visible, while other portions of the trail wind deeper into the trees for a more natural feel.

For standard service requests, they are addressed during business hours. For emergency maintenance requests (lack of AC or Heat depending on outside temperature, water leak, non-functional toilet in 1 bathroom apartment), we always have someone on-call. In addition, we do preventative maintenance for HVAC filter changes.
